How long have you been in real estate business? The CEO has been in real estate business for over 20 years purchasing properties for resale and constructing houses and commercial plazas for Companies, Groups, Individuals and Associations. He is also the Managing Director of Rehomes Properties Ltd, a leading real estate development company that built the Asaba Ultra Modern Mechanic Village alongside diverse properties in Anambra, Lagos and Delta state. Though less than one year of formal operation, Dynasty Homes Ltd was incorporated as a vision to offer speed, genuineness, transparency and integrity, and generally ease property acquisition in Nigeria and Africa. It also seeks to commence the construction of smart real estate driven by technology, modern amenities and infrastructure for a select few who desire a feel of elite and secured environment. Diverse projects for the low and middle income earners as wells as for commercial ventures shall be undertaken.
How does one know a trustworthy Real Estate company? A trustworthy real estate company must have an office location for traceability. We are located at No 14 Maryam Babangida Way, Asaba. Genuine legal documents cover all the company’s properties from government ensuring that original land owners who sold the properties to us do not have any form of reversionary claim on interest on the properties.
Where do you have lands? Kindly note that our lands are not static as sales are on-going which makes us move from location to location, city to city, states and regions. Is it a good investment to purchase lands? Currently in Nigeria, inflation rate is over 40%. Yet, Year on Year yield on landed properties depending on location has averaged over 400%. This clearly marks out real estate as the best, safest and most advised investment today.
What title documents do you give to buyers? We issue globally accepted and recognized land sale titles; either of Deed of conveyance, Deed of assignment or Power of Attorney which can be registered in the state of purchase. Beyond these title documents, we stand solidly behind our clients supervising and monitoring their properties till construction or resale.
Do you allow for land banking or one is mandated to start building immediately after purchase? Land-banking is a process of buying and accumulating landed properties waiting for capital appreciation before resale. While we do not discourage this method, allowing or disallowing it depends on the location, choice of the client and the laws mandated by the state government. For locations in the city capital, some governments have been known to mandate estate developers to ensure building constructions start from about 3 years after purchase.
What guarantee do I have that some other people won’t later come to claim the land I purchased from your company? We guarantee that the locals or whoever we purchase bulk lands from do not have any reversionary interest or claim on our lands through the legal documentation and agreements we execute as well as registrations with government. From our integrated due diligence methodology before purchases, all lands purchased from us are assured to be free from any form of immediate or remote encumbrance.
If issues arise on properties purchased from you, how do you remedy it? Since we started this business, we have not encountered any issues with our clients or bulk land sellers. However, if issues arise, we leverage our government machinery and networks as well as our legal unit to ensure a very swift resolution to the benefit of our client.
How long does it take to issue transfer of title documents after full payment? Within twenty (24) hours
Do you allow for installment payments? Yes, but the terms and conditions must be agreed upfront with the client.
Can a company or a group of people purchase lands form you? Yes, even clubs, families, associations, churches, etc
What amenities do you provide in an estate? For the estates we construct, we ensure standard public amenities like solar power, market spaces, school and church areas, playgrounds, public conveniences, mini-malls, swimming pools, sporting arena, security, central gates, CCTV monitors, recreational facility, etc
Is there a guarantee that there will be security at the estate? There shall be a special security surveillance personnel trained for emergencies, incidents and issues-resolution who shall be on guard 24hours. A close-circuit television (CCTV) shall be installed to monitor the activities of residents and visitors.
Will there be any discount if I purchase volumes? Yes, this can be negotiated.
Does your company accommodate Realtors or Agents to work for you? Yes. However they shall meet set criteria from our company, undergo our training and meet set terms and conditions.
Do you partner with other real estate development companies? Yes. However we must conduct due diligence on the company, evaluate their promoters to ensure their values align with ours. Finally, they must agree to our terms and conditions.
